Seasonal minimum night stays and stop sells allow you to manage your rooms and pricing strategically during peak periods special events, or low-demand seasons. This guide will walk you through adding and managing these seasonal minimum night stays and stop sells to optimise your property's performance year-round.
Note: If you have seasonal minimum night stays however the rates remain the same, you may be able to use a Booking Restriction. Click here to learn more.
- Navigate to the left-hand menu (3 lines in the top left hand corner)
- Click Inventory > Rooms & Rates
- You will see a list of all your active rooms with columns for Room Name, Rates, Availability Links, Images, and Facilities > Click Edit Daily Rates under the Rates column
- Click Add Rate > Enter new Minimum Nights stay requirements (For example over school holidays you may implement a 5 night minimum stay) > Enter Base Rate > Click Save Rates
- This will now create an additional row of rates. If required, to update any specific rates for your new minimum: Click on a rate (You can click any date, this will trigger the pop up) > In the pop up adjust the applicable dates > Enter New Rate > Select the days the new rates apply within the date range entered > Click Save Rates. Your new rates will appear in grey.
You will now need to add in Stop Sells so that the system knows what minimums and rates to use and when. - Under each rate line for your room you have a tick, Click a tick to trigger the pop up > Enter the start and end dates that you do not want this minimum night stay to apply > Click Disable Dates. This will stop the ability for this rate line to be sold.
- Continue this step for all applicable dates and rate lines so you have the green tick when a rate and minimum should be sold vs not sold.
Notes:
Partner Connections: If your property is connected to a channel manager or partner system, rate editing may be disabled. You'll see a message: "Editing rates has been disabled as this operator is managed via a partner connection" with the partner logo displayed.
Availability: The Daily Rates screen does not update your availability. After editing rates, remember to update availability separately by clicking the link provided at the top of the screen.
